Property management · Shell Cove

Your rental, looked after down to the last detail.

Jordan Thomas looks after a deliberately small number of homes across Shellharbour, Kiama and the Shoalhaven. The person who signs up your tenant is the one who inspects the home and reviews your rent, so nothing falls between the gaps.

Why a small rent roll

Most rentals are managed by someone looking after two or three hundred properties. Ours aren't.

We've kept our rent roll small so the person who signs up your tenant is the same person who inspects the home, answers the tenant's call about the hot water and talks to you about the rent review. You'll always know who is looking after your home, and you'll hear from us before you need to ask.

The detail

What attention to detail looks like, week to week

It isn't a slogan. It's six things done properly, every time, and written down so you can see they were.

Inspection reports with photos

Every routine inspection is written up with photos, so you can see the home's condition without leaving your desk.

A condition report that holds up

A detailed report with dated photos before the tenant moves in. It's what a bond claim rests on at the end, so it's done properly at the start.

Tenants checked properly

Identity, income, rental history, references and a tenancy database. You choose from a shortlist, with Jordan's recommendation.

Compliance kept current

Smoke alarms checked every year, water efficiency, pool certificates and the 2025 tenancy reforms, with the records kept to prove it.

Rent reviewed every year

Checked against homes like yours that have recently leased nearby, with the 60 days' written notice NSW requires before any increase.

Repairs, with your say-so

Urgent repairs dealt with straight away, through local tradespeople we trust, and your approval before anything over the limit you set.

From Jordan

Before you lease: the five checks Jordan runs on every home

Leasing out a home for the first time, or the first time in a while? These are the compliance and safety items Jordan looks at before a tenant moves in.

Read Jordan's guide for landlords
  1. Smoke alarmsIn the right places, installed properly, and tested with batteries replaced at least once every 12 months.
  2. Water efficiencyThe certificate that lets you pass on water usage charges to the tenant.
  3. Pool safetyA pool or spa needs its registration and a compliance certificate before a lease is signed.
  4. Landlord insuranceBuilding and contents cover usually excludes loss of rent and tenant damage. Landlord insurance is for those.
  5. Repairs and maintenanceWhat the home has to meet under NSW minimum standards, and who arranges what once a tenant is in.

What happens next

From your first call to a rent range in writing

  1. Jordan calls you

To talk about the property and arrange a time to see it. For a vacant home or one between tenants, she can usually see it within a few days.

  2. She looks at the home

Inside and out, and at what's actually leased nearby: not what's sitting unlet on the portals.

  3. You get it in writing

A weekly rent range, what would lift it, how we'd manage it, and our fees. Then the decision is yours.

Questions

What landlords ask Jordan.

Prefer to talk it through?
Call Jordan on 0425 886 782

Is the rental appraisal free?

Yes. It's free, and you're under no obligation to sign anything. Plenty of landlords use it to check their current rent against the market.

What does property management cost?

It depends on the property and the services you want. Jordan sets our fees out in writing with your rental appraisal, so you can compare us properly. There are no hidden costs: every charge is in the management agreement you sign.

How often will the property be inspected?

We carry out routine inspections during the tenancy, with the written notice the law requires. NSW allows up to four in any 12 months. You get a written report with photos after each one.

How do you choose a tenant?

Every application is checked for identity, income, rental history and references, and against a tenancy database. You see the shortlist with Jordan's recommendation and make the final decision.

What's the first month's management free offer?

Sign a new management agreement with us by 31 December 2026 and your first month's management fees are on us. One per property. Other fees as set out in your management agreement.

Where do you manage?

Across the Shellharbour coast, from Lake Illawarra to Shell Cove; Albion Park, Calderwood and Tullimbar; Kiama, Jamberoo, Gerringong and Gerroa; Berry and Shoalhaven Heads; and Nowra and Bomaderry. Our office is at Shell Cove Marina.
